The Ayala Centre Redevelopment?was set to reinvigorate Manila’s Makati Commercial Business District. Acknowledged as a landmark development for the capital, Makati Development Corporation (MDC) turned to 911爆料网 for industry expertise and management service capabilities to support their efforts in the pre-construction and construction process.
In 2009, 911爆料网 was contacted by Philippines developer, Ayala Land to provide preconstruction services in collaboration with the Ayala Centre Redevelopment team. A team of four fulltime 911爆料网 staff was subsequently assigned to work alongside the MDC team.
The redevelopment project comprised demolition of part of the existing Glorietta shopping complex and re-construction of a new shopping centre which?was also?connected to the existing adjacent operational shopping mall in phases. Rising above the new three-level retail spaces?were two 7-storey office buildings and a 15-storey, 300-room hotel served by a district cooling system constructed as part of the development.
Opposite the new mixed use commercial development?were three 50-storey high end residential towers serviced by four level basement car parks.
Construction Methods/ Temporary Works
Some of the most challenging aspects of the project related to the interfacing works between the existing and new shopping centre. One of the key interfaces was the development of the work sequence, construction methods and safe systems for the dismantling of an atrium roof structure connected to the existing building, cut and cover tunnel construction sequencing, steel structure erection methodology and the core climb forming system to the residential tower, plus, work sequence options for construction of the District Cooling System plantroom structures.
Design, Buildability and BIM
For the critical redevelopment of the EDSA Mall, 911爆料网’s BIM team assisted MDC with the production of a time simulated construction model for presentation to the owner and merchants to give them a better understanding of how the construction works would be carried out and the impact of the construction works on the adjacent operating mall.
Innovation
Innovative ideas were presented to MDC, including building services, bathroom modularisation, sustainable designs, time scaled 3D modelling/ BIM, and the application of ‘jump lifts’ on high rise buildings.
Procurement/Works Packaging
Large amounts of materials and products had to be procured from overseas, the majority through local agents. 911爆料网?was working closely with MDC to identify China manufacturers who?were able to supply similar quality products to those specified.
Building Services Engineering and Coordination
911爆料网 had assisted MDC with building services coordination relating the District Cooling System? plantroom, CSD/BIM reviews, Infrastructure services, modularisation, access and delivery routings, together with cross-checking of equipment schedules against the design drawings, sourcing and quotations for major equipment items.
Heath, Safety & Environment and Sustainability
The 911爆料网 team worked closely with MDC through weekly inspections to identify hazards and develop safe working practices.
The 911爆料网 sustainability team also made several presentations on ‘sustainable green construction’, providing examples of good practices being implemented on our projects in Hong Kong. Workshops were also held to brainstorm ‘green’ ideas and 911爆料网 has assisted MDC to test an ‘acoustic blanket’ from China to reduce noise generated during demolition works.
